Lodging Summary, 2011 year end

The statistics below represent Lancaster County’s performance for 2011 as reported by Smith Travel Research (STR).

For 2011, we saw a 5.3% increase in hotel occupancy (54.2% vs. 51.5% in 2010) as demand was up about 71,000 room nights. Midweek demand increased by 6.9% while weekend demand was up 3.8%

Average daily rate (ADR) was virtually flat for the year at $91.69; however, we did see ADR growth in the months of October, November, and December of 1.6%, 4.8%, and 8.2% respectively. This was the first time since 2008 we saw ADR growth for three consecutive months.

Revenue per available room (RevPAR) increased 6.0% from $46.86 in 2010 to $49.69 in 2011. Overall revenue was up 6.0% as well or more than $7.3 million.

Lodging Summary, week ending December 31

According to the Smith Travel Research (STR) report for the week of December 25-31, Lancaster experienced positive results in all key performance metrics.

  • Occupancy for the week increased 18.5% from 33.9% in 2010 to 40.2%, while average daily rate (ADR) was up 9.2% to $88.71. As a result, revenue per available room (RevPAR) rose 29.3% to $35.64.
  • Room demand increased 19.6% or about 3,300 room nights, while revenue increased 30.6% as a result of gains in ADR and demand.

According to the Smith Travel Research (STR) report for the week of December 4 - 10, Lancaster experienced positive results in all key performance metrics.

  • Occupancy for the week increased 6.0% from 41.9% in 2010 to 44.4%, while average daily rate (ADR) was up 9.8% to $87.21. Rates have increased for 12 consecutive weeks. As a result, revenue per available room (RevPAR) rose 16.4% to $38.70.
  • Room demand increased 6.9% or about 1,500 room nights, while revenue increased 17.4% as a result of gains in ADR and demand.

Lodging Summary, week ending December 3

According to the Smith Travel Research (STR) report for the week of November 27 – December 3, Lancaster experienced mixed results in performance metrics.

  • Occupancy for the week decreased 0.7% from 43.1% in 2010 to 42.8%, while average daily rate (ADR) was up 9.0% to $86.21. As a result, revenue per available room (RevPAR) rose 8.2% to $36.89.
  • Room demand was flat at 21,654, while revenue increased 9.1% due to strong ADR gains.

This week room supply increased by 61 rooms per night or 0.9%.

Lodging Summary, week ending November 26

According to the Smith Travel Research (STR) report for the week of November 20 - 26, Lancaster experienced mixed results in performance metrics.

  • Occupancy for the week decreased 2.3% from 41.1% in 2010 to 40.2%, while average daily rate (ADR) was up 8.6% to $92.45. Revenue per available room (RevPAR) rose 6.1% to $37.12.
  • Room demand fell 1.5% (about 300 room nights), while revenue increased 7.0% due to strong ADR gains.

This week room supply increased by 61 rooms per night or 0.9%.

According to the Smith Travel Research (STR) report for the week of November 13 - 19, Lancaster experienced strong results in all performance metrics.

  • Driven by strong midweek demand, occupancy for the week increased 7.1% from 51.6% in 2010 to 55.3%, while average daily rate (ADR) was up 6.5% to $95.55. Revenue per available room (RevPAR) rose 14.1% to $52.85.
  • Room demand increased 8.1% (about 2,000 room nights), while revenue also increased 15.1%.

This week room supply increased by 61 rooms per night or 0.9%.

Lodging Summary, week ending November 12

According to the Smith Travel Research (STR) report for the week of November 6 - 12, Lancaster experienced strong results in all performance metrics.

  • Driven by strong weekend demand, occupancy for the week increased 15.3% from 49.4% in 2010 to 56.9%, while average daily rate (ADR) was up 6.6% to $91.44. Revenue per available room (RevPAR) rose 23.0% to $52.06.
  • Room demand increased 16.3% (about 4,100 room nights) while revenue also increased 24%.

This week room supply increased by 75 rooms per night or 0.8%.

Lodging Summary, week ending November 5

According to the Smith Travel Research (STR) report for the week of October 30 – November 5, Lancaster experienced positive results in all performance metrics.

  • Occupancy for the week increased 10.4% from 49.7% in 2010 to 54.9%, while average daily rate (ADR) was up 2.3% to $86.86. Revenue per available room (RevPAR) rose 13.0% to $47.64.
  • Room demand decreased 3.1% (about 850 room nights) while revenue increased slightly 0.3%.

This week room supply increased by 75 rooms per night or 0.8%.

Lodging Summary, week ending October 29

According to the Smith Travel Research (STR) report for the week of October 23 - 29, Lancaster experienced mixed results in performance metrics.

  • Occupancy for the week fell 3.9% from 55.5% in 2010 to 53.3%, while average daily rate (ADR) was up 3.5% to $91.06. Revenue per available room (RevPAR) decreased 0.6% to $48.52.
  • Room demand decreased 3.1% (about 850 room nights), while revenue increased slightly 0.3%.

This week room supply increased by 75 rooms per night or 0.8%.

Lodging Summary, week ending October 22

According to the Smith Travel Research (STR) report for the week of October 16 - 22, Lancaster experienced significant increases in all key performance metrics.

  • Occupancy for the week increased 19.0% from 63.8% in 2010 to 75.7%, while average daily rate (ADR) was up 7.3% to $95.23. Revenue per available room (RevPAR) grew 27.7% to $72.09.
  • Room demand increased 20.0% (about 6,400 room nights), while revenue increased by 28.8%. 

This week room supply increased by 75 rooms per night or 0.8%.

Lodging Summary, week ending October 15

According to the Smith Travel Research (STR) report for the week of October 9 - 15, Lancaster experienced mixed results in key performance metrics.

  • Occupancy for the week decreased 4.4% from 76.4% in 2010 to 73.0%, while average daily rate (ADR) was up 1.3% to $94.11. Revenue per available room (RevPAR) fell 3.2% to $68.67.
  • Room demand decreased 3.6% (about 1,400 room nights), while revenue decreased 2.4%.

This week room supply increased by 75 rooms per night or 0.8%.

The charts below show midweek and weekend performance compared to last year. The biggest impact was on Sunday, Thursday and Friday where demand dropped by 11.6%, 7.1% and 6.9% respectively.

According to the Smith Travel Research (STR) report for the week of October 2 - 8, Lancaster experienced increases in all key performance metrics.

  • Occupancy for the week increased 2.1% from 71.3% in 2010 to 72.8%, while average daily rate (ADR) was up 1.3% to $95.33. Revenue per available room (RevPAR) grew 3.5% to $69.39.
  • Room demand increased 3.0% (about 1,100 room nights), while revenue increased by 4.3%.

This week room supply increased by 75 rooms per night or 0.8%.

According to the Smith Travel Research (STR) report for the week of September 25, Lancaster experienced increases in all key performance metrics. 

  • Occupancy for the week increased 6.3% from 64.2% in 2010 to 68.3%, while average daily rate (ADR) was up 2.1% to $92.69. Revenue per available room (RevPAR) grew 8.6% to $63.27.
  • Room demand increased 7.2% (about 2,300 room nights), while revenue increased by 9.4%.

This week room supply increased by 75 rooms per night or 0.8%.

Lodging Summary, week ending September 24

According to the Smith Travel Research (STR) report for the week of September 18-24, Lancaster experienced a modest increase in all key performance metrics.

  • Occupancy for the week increased 2.3% from 69.4% in 2010 to 71.0%, while average daily rate (ADR) had the largest increase of the year, 4.7% to $94.71. Revenue per available room (RevPAR) grew 7.1% to $67.24.
  • Room demand increased 2.1% (about 730 room nights), while revenue increased by 6.9%.

This is one of the few weeks of the year where ADR drove revenue increases. Thursday through Saturday, ADR increased roughly 8% or about $7.00 per night.

Lodging Summary, August 2011

According to the Smith Travel Research (STR) report for the month of August, Lancaster experienced decent growth in occupancy and revenue per available room (RevPAR), while average daily rate (ADR) declined.

  • Occupancy increased 7.7% to 74.1% from 68.8% in 2010 driven by an increase in demand of 11,374 room nights.
  • Revenue for the month increased 5.3% or roughly $834,000.
  • ADR was $101.02, down 2% from last year when ADR was $103.08. As a result, RevPAR was up 5.5%.

Lodging Summary, week ending September 17

We saw modest growth in all key metrics.

  • Occupancy increased 2% to 65.8% as a result of increased mid-week room demand of 6.2%. Weekend demand dropped 5.5%.
  • ADR for the week was up 1.2% from $88.58 to $89.61 leading to RevPAR growth of 3.2%.

Lodging Summary, week ending September 10

According to the Smith Travel Research (STR) report for the week of September 4 - 10, Lancaster experienced a significant decrease in all key performance metrics.

  • Occupancy for the week decreased 11.1% from 56.1% in 2010 to 49.9%, while average daily rate (ADR) fell 2.4% to $87.41. Revenue per available room (RevPAR) was down 13.3% to $43.61.
  • Room demand decreased 11.3% (about 3200 room nights), while revenue also decreased by 13.5%.

Weekend performance was hit the hardest with major declines in all areas: occupancy down 27.2%, ADR down 2.0%, RevPAR down 28.6%.

Midweek performance was nearly as bad with slight decreases across the board: occupancy down 0.2%, ADR down 1.8%, RevPAR down 2.0%.

Labor Day Weekend Comparison


Lodging Summary, week ending September 3

According to the Smith Travel Research (STR) report for the week of August 28 – September 3, including Labor Day weekend, Lancaster experienced a significant increase in occupancy and revenue per available room (RevPAR).

  • Occupancy for the week increased 21.2% from 56.6% in 2010 to 68.6%, while average daily rate (ADR) increased a modest 1.3% to $100.17. RevPAR was up 22.8% to $68.75.
  • Room demand increased 21% (about 6,000 room nights), while revenue increased 22.6%.

Midweek performance was significantly higher compared to the same week last year. Room demand increased by 31.7%, while ADR was up slightly 0.6%, leading to a RevPAR increase of 32.9%.

Weekend results were solid as well. Demand was up 6.0%, while rate was up 3.6%, resulting in a significant increase in RevPAR of 10.0%.

Lodging Summary, week ending August 27

According to the Smith Travel Research (STR) report for the week of August 21-27, Lancaster experienced a significant increase in occupancy, but Average Daily Rate (ADR) was relatively flat.

  • Occupancy for the week increased 11.9% from 70% in 2010 to 78.3%, while ADR fell 0.3% to $102.37. Revenue per Available Room (RevPAR) was up 11.6% to $80.20 (our highest of the year!).
  • Room demand increased 11.7% (about 4,100 room nights), while revenue increased 11.3% mainly as a result of last minute bookings for people trying to avoid the hurricane.

Midweek performance was higher compared to the same week last year. Room demand increased by 8.5%, while ADR was down slightly 0.8%, leading to a RevPAR increase of 7.8%.

Weekend results were outstanding. Demand was up 18.5%, while rate was flat, resulting in a significant increase in RevPAR of 18.8%.

Lodging Summary, week ending August 20 (MTD summary)

According to Smith Travel Research for the month of August (through 8/20), Lancaster County is up 1.3% in occupancy at 76.9% while rate continues to struggle, declining 2.5% to $100.02. The combination of the two resulted in a revenue per available room (RevPAR) decline of 1.3%. Room demand increased by 1,174 rooms or a modest 1.1%, but overall revenue fell 1.5% or $167,000 through the first three weeks.

In breaking it down a little further, the following Day-of-Week analysis for August shows each statistical area by day. The days that saw the largest declines were Fridays and Sundays. On Fridays, the overall revenue decline was all rate driven, as average daily rate (ADR) fell by $4.27 or 3.9%. Sundays nights saw decreases in occupancy and rate (-4.8% and -5.2% respectively). Combined, both days lost $160,000 of the $167,000 in room revenue.

According to the Smith Travel Research (STR) report for the week of July 31- August 6, Lancaster saw an increase in occupancy, but a significant drop in average daily rate (ADR) and revenue per available room (RevPAR).

  • Occupancy for the week increased 3.0% from 75.5% in 2010 to 77.7%, while ADR fell 8.0% to $98.68. RevPAR was down 5.2% to $76.71.
  • Room demand increased 2.8% (about 1,100 room nights), while revenue was down 5.3%.

Midweek performance was mixed compared to the same week last year. Room demand increased by 3.8%, while ADR was down a significant 9.1%, leading to a RevPAR decrease of 5.5%.

Weekend results were similar to midweek. Demand was up 1.0%, while rate was down 5.8%, resulting in a 4.7% decrease in RevPAR.

Lodging Summary, week ending July 30

According to the Smith Travel Research (STR) report for the week of July 24-30, Lancaster experienced increases in all key metrics.

  • Occupancy for the week increased 8.6% from 69.3% in 2010 to 75.3% while average daily rate (ADR) rose 1.3% to $100.24. Revenue per available room (RevPAR) was up 10.0% to $75.46.
  • Room demand increased 8.4% (about 3000 room nights) while revenue was up 9.9%.

Midweek performance outpaced the same week last year. Room demand increased by 7.3% while ADR was down slightly 0.9% which led to a RevPAR increase of 6.5%.

Weekend results showed strong growth versus last year. Demand was up 10.5% or about 1,100 room nights while rate was also up 4.9% resulting in an increase in RevPAR of 16.1%.

Month-to-Date Data

Lodging Summary, week ending July 23

According to the Smith Travel Research (STR) report for the week of July 17-23, Lancaster experienced mixed results in key metrics.

  • Occupancy for the week increased 2.2% from 70.9% in 2010 to 72.5% while average daily rate (ADR) dropped 2.1% to $97.48. Revenue per available room (RevPAR) was up 0.1% to $70.70.
  • Room demand rose 2.1% (743 room nights) to roughly 36,400 room nights while revenue virtual flat at $3,540,000.

Midweek performance outpaced the same week last year. Room demand increased by 9.5% while ADR was up 0.8%, leading to a RevPAR increase of 10.6%.

Weekend results dropped significantly versus last year. Demand was down 11.1% or about 2,000 room nights while rate was also down 5.4% resulting in a decrease in RevPAR by 15.8%.
